DURING ITS PRESELLING IN 2005, the Antel Grand Village was like a movie smashing the box office charts. Sixty percent of its first phase had been sold out tohomebuyers here and abroad. To date, the demand is still surging.

The promise of quality housing at a reasonable amortization rate may have impelled the growing demand for the latest Antel Land’s offering, the Antel Grand Village in General Trias, Cavite.

The 200-hectare land and housing project now offers its remaining house and lot units for interested buyers who are hot on affordable living but with upscale amenities.

“We overdelivered and overfulfilled our promises for the homebuyers. From our preselling, the amenities we now offer have stretched tenfold, but the rates are still within the buyers’ means,” says Ino Lao, Antel Land marketing director.

The future for a good number of homebuyers, mostly overseas Filipino workers (OFWs) and Caviteños, may not be bleak after all. The developer is keen on delivering their promises. “No fears of backing out and undelivered promises,” Lao adds.

The Antel Grand Village boasts five masterfully planned subdivisions, 7-in-1 interconnected swimming pool, 2-story clubhouse and complete community establishments. The clubhouse, perfect for one’s recreational activities, will house a fully equipped gym, an aerobics area, a spa and sauna place, a ballroom and lanai dining area.

Successful undertaking

So what made the AGV a successful project?

Lao says the credit goes to their effort of addressing the needs of the homebuyers.

“There are too many of us in the market. People develop homes but they don’t really address the needs of the market. Antel is geared toward providing low-priced lands and housing units to middle-income families and migrant workers looking for good investment opportunities in the country,” Lao tells the Inquirer during the Saturday launch of AGV.

Lao quickly adds that the regional connectivity of AGV makes it all the more conducive and practical for people working in the metro. “It is strategically connected with major roads through Coastal Road and the newly opened Macapagal Boulevard or the Parañaque and Alabang route via South Superhighway through the newly passable Daang Hari Road.”

AGV is also projected as a convenient stopover going to Tagaytay and Batangas through the soon-to-open R-1 Diversion Road, a direct link from Coastal Road straight to the subdivision.

No down payment

Interested buyers need not worry about the burden of paying up. With its no-down payment, no-reservation and no-interest fee policy, one could get prime lots ranging from 80 to 300 sq m for as low as P6,700 monthly.

“Things are definitely looking up for our middle-class families, especially the OFWs. (Antel) has a programmed price increase of 5 percent every six months or a total of 30 percent appreciation upon completion of the project. Thus, lot prices increase by more than 10 percent per year. So, in buying a property in AGV, residents get to own affordable first-rate estates and earn as the value of land escalates,” says Len Tusañeza, AGV project director.

To date, one of the five residential subdivisions, the Grand Pasadena (13.9 hectares) has been sold out, leaving four other subdivisions for sale: the Grand Oakridge (17.43 hectares), Grand Meadows (18.5 hectares), Grand Catalina (18.7 hectares) and the Grand Cedarcrest (8.3 hectares). Also up for grab are the units at Grand Parklane, which serves as AGV’s commercial complex and strip.

“We (at Antel Land Holdings) are keen on giving shape to every imaginable possibility that will upgrade the present living conditions of Filipinos. The birth of AGV is a commendable and timely effort in improving the lives of many middle-income families who only used to dream of better standards of living,” Tusañeza says.
