     There are many many advantages and benefits of having your own home. The decision of having ownership for the first time will be most probably my client friend be your single biggest decision that  will ever make. CaviteHomes believes that non-tangible benefits are more important:  

1.  Sense of Accomplishment 

Clients, especially OFW's saved their pay from abroad and put into properties. Their number one reason in doing so is "kaysa mapunta sa wala pera ko, lagay ko na lang sa bahay." They want to see where their hard work goes to. Something to look forward to when they get home. Sometimes a gift for their loved ones. A reason for them to work hard.

This is especially true for young married couples preparing for their family's future. I read an article stating that the number 1 fear of Americans is not having enough money for retirement. My client friend, you can sleep soundly at night knowing that no landlord will ask you to transfer or suddenly increases your rent.

3.  No More Rent

Is it but just frustrating my client friend for you to look back on all those years that you've spent month after month paying rent. Knowing that that the property you're staying can never be yours.

4.  Investment

Be it for passive income or retirement, home ownership is one of the best venue to park your money. Its far less risky as compared to other investments, that's why bank allows you to get a loan. Try asking a bank for a loan to invest in the stock market. Bank answer? You got it. A big "NO"

If you are, my client friend is currently in the crossroads of deciding, let's say between investing in a home or a car. You'll be far better off in the long run by buying a home.

T-Junction

In choosing a real estate property, this is probably the most famous. The dreaded T-Junction does not need much introduction. Everyone, even non-believers, knows that facing a T-Junction is bad Feng Shui. Or is it? Yes. It is bad if the traffic that travels up and down the T-junction is intense. But, if the traffic is light, then it is not a problem. The key to finding out if a T-junction is detrimental or not is to see whether it hits your main door or not. If it does not, it may not even be harmful, especially if traffic is low.   1. Consider the neighborhood your home will be located or built in. The number one thing you need to consider are the crime rate, the schools, the market, the hospitals. Is the plot too isolated? Can emergency services find you quickly if needed and other important things.

  2. Consider all interest rates and all prices associated. If you will get it financed, you need to consider the overall price for the home you're getting and the interest rate on the home. It is recommended that you try to get the lowest interest rate possible and try to seek the shortest loan term that you can to pay-off the loan.

  3. Consider all other prices associated with buying your new home. When purchasing a new home there are usually more expenses involved than the actual cost of the home and interest associated. Other things associated with buying a house include but are not limited to: the cost of utilities and association dues are just a few costs. It is recommended that you incorporate these costs to your budget, because surely you don't want to be broke after buying your house and paying for all the extras.

It would be best if you can hired a professional to check on the house for you. As a general guide, these are the major areas to look at:

  1. ROOF
    Check if the roof is properly installed and aligned. A poorly installed roof can cause leaks and damages to the interior paint, appliances and furnitures. Paint and sealant must be present especially in the nailed area. Check that no past water damage stains. Stains in the wall is a big sign that roof has leaks.

  2. WALLS
    Make sure that no holes in the walls. Check for the edges of the walls. Make sure that there are no water marks present, as these are signs of leaks. Check for cracks in the wall. Surface cracks are not deep cracks, this is often cause by unoccupied house. This should be repaired as it may caused as a passageway for leaks. Structural cracks on the otherhand, are deep large cracks. If this are present, ask a professional, as it may need the whole wall be replaced.

  3. FLOORING
    Similar to walls, check for holes and cracks. Additionally, if its tiled or vinyl, check if its properly installed.

Again, I just want to reiterate that its still best to contact your local inspector that will give you the peace of mind that you need and make sure that they're licensed.

  6. Decide on a Lender, be it Pag-ibig, Bank  or In-House, and get pre-qualified or pre-approved for a home Loan.
  7. Find the perfect home for you and make a Reservation.
  8. After a month from reservation, make the first equity / down payment. Submission of required documents. The Developer will be the one to process it. 
  9. After payment of equity / down payment and approval of loan, hire an inspector to make sure the home is up to code and not in need of any repairs.
  10. When you deemed the unit is in Good Condition, sign the acceptance form. MOVE IN!
